Large multi-use development up for consideration in Bee Cave

The City of Bee Cave could soon get another major multi-use development.

A proposal coming before the Bee Cave City Council and Planning and Zoning Commission Tuesday, Aug. 28, will mark the beginning of a consideration process that will carry into public hearings in September and October.

The proposal is for an 80-acre mixed-use real estate development called The Village at Spanish Oaks. The project would be a joint venture between Spanish Oaks developer CCNG, Inc. and Arizona-based Greenbrier Southwest Corporation. Included in the proposal are room for shops, restaurants, office buildings, an upscale inn and spa as well as a wide range of residences, according to a press release issued by the developers.

Made to feel like “an intimate, walkable village,” according to the press release, the project will be located off Hwy. 71 West, adjacent to the Spanish Oaks residential community and golf club.

Progression of The Village at Spanish Oaks development by date:

  • Aug. 28: Staff will present the negotiated planned development district ordinance at a joint workshop of the Bee Cave City Council and Planning and Zoning Commission.
  • Sept. 18: The Bee Cave Planning and Zoning Commission is scheduled to vote on the ordinance and send its recommendations to City Council.
  • Oct. 9: City Council is scheduled to review the P&Z recommendations.
  • Oct. 23: City Council is scheduled to vote on the PPD ordinance.
  • 2019: Assuming approval by City Council, developers plan to begin construction of related infrastructure.
  • 2020: Developers plan initial construction of the project.

The Village at Spanish Oaks by the numbers:

  • 500-800: Depending on market demand and product mix, the number of residential units expected to be built
  • 75,000: Estimated square feet of restaurant and retail space concentrated in the development’s Main Street District
  • 80: Number of rooms within the planned Inn and Spa at Spanish Oaks
  • 400,000-500,000: The number of square feet of Class A office space
  • $1 million: Estimated cost within the proposal to be contributed to Bee Cave traffic mitigation measures as pertinent roadways are developed
